The title company is a key element in the protection of home buyers.  

1) Before closing the title company will search to see if there are any unpaid taxes, assessments or any liens against the home you are buying.  

2) The title company insures you against anyone who claims to have a legal right or interest in your home as long as you own it.  They also insure your mortgage company. The title company normally will pay all the legal costs involved in protecting your ownership of your home.

3) The title company also prepares all the documents necessary for closing and provides a person to perform the closing at the Title Company Offices.

In Colorado the Seller normally pays the cost of Title Insurance for the Buyer.  The Buyer is responsible for paying the Title Insurance for the Buyers mortgage company.   Buyer and seller normally split the cost of filling out the paperwork and closing 

They do NOT insure for fire or theft. That is done by your casualty insurance company.
